Property investors barter their way into real estate
Property investors are ‘bartering’ their way into real estate, with Business Barter Exchange (BBX), the nation’s second largest trade exchange, revealing that $80 million worth of real estate is currently on its network.

Michael Touma, Managing Director of BBX, says the increased interest in real estate in the barter market is partly a product of the plateauing of the property market in the cash economy and this could be further fuelled by interest rates rises.

“Members can sell household, rental and commercial property partly in trade dollars (between 20 and 30 percent), and the buyer will usually treat the trade component as the deposit. For buyers, the trade component can reduce the potential level of finance required from the bank, resulting in a saving on interest payments.

“We can help members that have a shortfall of BBX trade dollars by offering them an interest free loan of up to $80,000 repayable over 18-36 months.

“The strong demand for property from members in the exchange can also greatly benefit vendors who are looking for an alternative market in which to sell their property.

“As well as accessing a new market for their properties, the developer’s reliance on cash funding reduces considerably as they use the services of other members to reduce construction outlays on current building projects or on their next development,” Touma said.

The principle of barter, exchanging one commodity for another without the use of money, goes back to the dawn of history and today has become much more sophisticated with a business joining a reciprocal trade exchange like BBX to exchange goods or services with other members, with the trade exchange acting as the regulator and the generator of trade between members.
